Where is Avimor, Idaho?

Avimor sits in the foothills north of Eagle along State Highway 55, the highway to Horseshoe Bend and McCall. Downtown Eagle is about 8.5 miles and 15 minutes south, and the Idaho State Capitol in downtown Boise is about 15 miles and 27 minutes away, both off-peak in October 2026.

Avimor says its land covers 23,000 acres across three counties, and that more than 70 percent of it will stay open space. Its neighborhoods so far include phases in both Ada County and Boise County.

So is Avimor in Eagle or Boise? It depends on the phase. Avimor's own phase listings use Boise 83714 for some phases and Eagle 83629 for another.

The Eagle City Council voted 3 to 1 in March 2023 to annex most of Avimor's land into the city, according to the Idaho Press. Compare Avimor with the rest of the valley on the neighborhood map of Boise and the Treasure Valley.

How much do homes cost in Avimor?

The median sale price in Avimor was about $562,000 over the three months through September 2026, according to Redfin, down 22.4 percent from a year earlier. Homes took a median of 118 days to sell, up from 68 a year before. Only nine homes sold in September, so these numbers swing a lot from month to month.

That compares with a median of $575,000 for single-family homes across Ada County in September 2026, according to Boise Regional REALTORS. My Boise cost of living guide covers taxes and utilities too.

In October 2026, Tresidio Homes listed Avimor West homes from $599,880, and Berkeley Building Co. listed its single-story Juniper plan there from $627,900. Build in Idaho has a full profile of a new Tresidio home at 7353 Powell Place with photos, measured drive times, and schools.

How many miles of trails does Avimor have?

Avimor advertises more than 100 miles of hiking and biking trails. Its trail page lists named routes such as Willow Creek (3.1 miles of singletrack with a tough finishing climb), Spring Valley Creek (3.5 miles), Fiddle Neck Ridge (3 miles, connecting south toward Hidden Springs), and Baun's Eye (2 miles of easy singletrack with views).

Kevin Pavlis Park opened to the public in May 2026, with about 5.5 miles of adaptive mountain bike trails, a Southwest Idaho Mountain Biking Association (SWIMBA) project built on an easement from Avimor. Avimor calls it the first trail system of its kind in Southwest Idaho. Its three downhill trails run from beginner to advanced, and a climbing trail called Stairway to Kevin connects them.

A few rules to know. Avimor's trail page says its open trails are for Avimor residents. Seasonal closures run from December 1 to March 31, and which trails are open varies by use. Motorized vehicles need Avimor's permission, and annual off-road permits are available only to current Avimor residents.

For trails closer to town, my Boise hiking guide covers the Ridge to Rivers system.

What schools serve Avimor?

Idaho Novus Classical Academy is a tuition-free public charter school in Avimor, at 19255 N. McLeod Way. It opened in August 2024, serves kindergarten through 8th grade in 2026-27, and adds a grade each year until it reaches 12th grade. It follows the Hillsdale College K-12 curriculum, and Latin is required in grades 6 through 9.

Novus admits students by public lottery under Idaho law. For 2026-27, applications ran February 6 to March 22 and the lottery was held March 25, so plan about a year ahead. Students in its primary attendance zone get a priority, after returning students, children of founders and staff, siblings, and transfers from sister schools.

Your other public school options depend on the county. Ada County phases are in the West Ada School District, and Boise County phases, including Avimor West, are in the Horseshoe Bend School District, about 17 minutes north on Highway 55, off-peak.

Boundaries depend on the exact address, so check the assigned schools before you make an offer. I'll help you look them up.

Avimor Academy, an early learning center on N. McLeod Way, takes children from 6 weeks old through pre-K and runs before- and after-school care for grades K to 5.

What is there to do in Avimor?

Avimor's shops and amenities sit around the village center, just off Highway 55. A few places to know:

  • Avimor Community Center: a 12,000-square-foot building finished in 2014, with heated pools, an exercise room, and an Ada County Library annex where you can order books from any branch.
  • Gather Brewing: the brewery opened its second location in Avimor in 2026, in the former Spring Creek Brewing space.
  • Outdoor amenities: a fenced off-leash dog park with artificial turf, a stocked catch-and-release fishing pond, and pickleball courts.

What's missing is a grocery store. The nearest full supermarkets are in Eagle, about 8 to 10 miles and 12 to 16 minutes away, off-peak.

Avimor's planned Howell Station retail center, about 36,000 square feet at McLeod Way and Howell Road, was still in design and pre-leasing in October 2026, with no tenants or opening date announced. Avimor lists a large grocery store only as a future plan.

What should you check before buying in Avimor?

  • Commute: every trip out of Avimor runs on State Highway 55. The drive times on this page are off-peak, so drive your route at rush hour before you commit.
  • County, ZIP code, and schools: the county, mailing city, ZIP code, and school district all change by phase, and builders and MLS listings sometimes disagree on the ZIP for the same street. Confirm all four for the exact address.
  • Avimor HOA dues and rules: Avimor doesn't publish its dues. Intermountain MLS listings in October 2026 showed $411 a quarter in Avimor West and $516 a quarter in an Ada County phase. Read the CC&Rs and design guidelines on Avimor's HOA page before you write an offer.
  • Wildfire: Avimor sits in grass and sagebrush foothills. It's a designated Firewise community, and Avimor says it mows or treats about 92 acres of open space and coordinates its fire plan with Eagle Fire and the BLM. Get an insurance quote early.
  • Construction: builders list homes under construction in Avimor West, some not ready until 2027, so expect building nearby for a while.
  • Resale prices: prices fell over the past year and homes are taking longer to sell. Compare new-build prices with recent resales before you choose.
